As the economy recovers from the global downturn of 2008, Quebec is enjoying a stable rental market making affordable apartments more widely available than they have previously been.

For those willing to live outside the province’s urban center, Montreal, there are good Apartments for rent in Saint Leonard, a town located about 15-minutes outside of the city.

The Best Apartments in Saint Leonard are clean, well-maintained and have facilities such as laundry, underground parking and in some instances an outdoor pool.

Research indicates that more people are moving outside the city. In other words, the vacancy rates in urban centers are shifting. Between the spring of 2011 and 2012, the vacancy rate in Montreal increased from 2 to 2.5 per cent. Affordable large apartments were the most difficult to find as were those with a higher number of rooms.

The average monthly rent for a unit in Montreal in April 2012 was $750. A similar-sized accommodation in Saint Leonard was available for $605. Aside from saving money, people are relocating to Saint Leonard to take advantage of its range of appealing characteristics.

At one time, Saint Leonard was home to many Italian-Canadian residents. Services were available in French, English and Italian. When the area schools did not provide education in a range of languages, there was controversy.

Italian immigrants believed their children should be educated in English, but, the school board believed students should learn in French. Provincial legislation eventually dictated that students with one parent who was educated in English in Canada could attend an English school. Students whose parents were schooled in French were to be educated in French.

Now, modern Saint Leonard is served by two school boards adding to its appeal when families with children are looking to settle down.

In addition, the downtown stretch of Saint Leonard boasts a good selection of amenities including restaurants, shops and a local hospital.

Experts believe that the trends in the rental market will continue with more people looking to live outside urban centers at cheaper rates. Many people suffered during the global economic downturn of 2008 and if they are recovering financially now, they are likely unwilling to return to the financial discomfort they experienced then.
